An Era of High-Luxury in Los Santos
Title Update 1.72 was released on December 10, 2025, which marked the introduction of a massive content drop for GTA Online called the "Mansions" DLC. Finally, after months of rumors and leaks, players have access to luxury real estate. But the update does so much more than provide high-priced properties; it provides a complete overhaul: new missions, new vehicles, and tools for creating content for players. Many players have been waiting for this update to provide them the chance to own large estates and have a higher degree of personalization and prestige, never experienced in GTA Online before. Modders and the PC community have received positive news regarding support of the new DLC through tools such as YimMenu.
What the Mansions DLC Really Contains
Luxury Mansions & Properties with All the Bells & Whistles
The Mansions update contains luxury homes created by the new in-game real estate company, Prix Luxury Real Estate. These are not just homes; they are luxury estates with many high-end amenities. Some of the key features include:
- Trophy rooms, salons, and kennels (for pets) within the estate.
- A garage with the option to install a car podium, an armory, or a vehicle workshop, allowing players to store and maintain their vehicles and other items.
- Optional production boosts for businesses, as well as optional private security, increasing the value and safety of high-profile players.
Simply stated, these mansions serve as lifestyle centers, business locations, and symbols of status, and represent a significant advancement in the property options available in GTA Online.
Elite Locations & Prices to Match
Players will be able to select from three different mansions, each located in an elite neighborhood in Los Santos, specifically Richman, Vinewood, and Tongva Hills (also known as "Tongva Estate," previously a story mode mansion).
- Richman Villa: $12,800,000
- Vinewood Residence: $12,200,000
- Tongva Estate (Devin Weston's Mansion): $11,500,000
With the option to add numerous upgrades and customizations to each of the mansions, players could spend up to $17,500,000. Thus far, these are the most expensive properties available in GTA Online. It is also worth noting that players do not need to choose between only one of the three mansions; they can own all three mansions, thus providing maximum flexibility for players looking to play the game in various ways or having multiple bases of operation.
New Vehicles & HSW Upgrades
As part of the Mansions update, GTA Online also includes a number of new vehicles. Some of the vehicles are being released immediately while others will be dripped out to players over the next few weeks. In addition to the vehicles listed below, additional vehicles are expected to be released in the coming weeks and months.
- Vapid FMJ MK V (Super) - Approximately $2,065,000.
- Grotti GT750 (Sports Classics) - Approximately $1,247,000.
- Progen Luiva (Super) - Approximately $2,697,500.
- Ubermacht Sentinel XS4 (Sedan), Karin Vivanite KnoWay (SUV), Pfister X-Treme (Super) - And many others.
Law enforcement versions of the above vehicles, drift cars, and even a driverless taxi seen in the trailer will also likely be included.
HSW Upgrade Compatibility & Missile Jammer Support
Additionally, the Mansions DLC also enables HSW upgrade compatibility for all of the new vehicles and unlocks the ability to install a missile jammer system on several of the non-weaponized aircraft.
Mission Creator & New Game Mechanics
The Mansions DLC also adds new gameplay mechanics beyond the real estate and vehicles.
- New Mission Creator Tool - This tool will allow players to create and publish custom missions with actors, objectives, and enhanced mechanics. This will greatly benefit players interested in roleplaying, creating custom content, and/or custom heists.
All players can take advantage of new missions and Freemode Events that will be made available with the Mansions update. Additional content will be dripped out to players in the weeks and months ahead, and will include Odd Jobs (Forklift, Firefighter, Postal Worker), Random Events (Gateway Driver, Stoned Survival, Valentine's Cheater), Dispatch Missions (Helicopter, Prisoner Transport), and Collectibles (Lucky Clover, Golden Clover). Collectively, this will increase the amount of time players will want to spend playing GTA Online and will provide a diverse range of activities for players to engage in.
Road to DLC: Previews, Mini-Prologues & Build-Up
Prior to the release of the Mansions update, Rockstar Games provided a series of teasers and mini-prologs to build excitement for the update. Construction areas were added to specific areas of Los Santos (East Vinewood Hills and West Vinewood) indicating the existence of something major coming to the game. On November 13, a mini "prologue" DLC was released, containing three contact missions from Prix Luxury Real Estate, titled: "New Listings - Due Diligence," "Fixes & Fittings," and "Hard Deadlines." Players who completed all three of the missions prior to December 7 were awarded:
- $2,000,000 off the price of any mansion purchased
- $1,000,000 Rockstar Games varsity crewneck sweater (cosmetic item).
This mini prologue served as both a preview and soft launch to build hype and allow players to interact with the new content prior to the release of the full Mansions update.
Why the Mansions Matter to Players
The Mansions DLC is arguably the largest content update to GTA Online since the Casino and Yacht Days, but with one major difference. Rather than just providing another property or vehicle, the Mansions DLC provides a collection of features that combine lifestyle, functionality, flexibility, and future-proofing. Mansions are status symbols -- owning a multi-million-dollar estate is a status symbol in the GTA Online universe. They serve as functional hubs -- the garages, armories, and workstations provide a central location where players can manage their assets and vehicles. On December 8, the modder behind YimMenu implemented an update to the menu to provide compatibility with the Mansions DLC content. The update to the YimMenu is significant because it provides the modding community with a method to access and manipulate new assets, vehicles, or features related to mansions that were added in the Mansions update. For modders, this represents a rapid response to one of the largest updates to GTA Online in years. In practical terms, if you play GTA Online on PC with mods, the YimMenu update ensures you will not be excluded from accessing content related to mansions -- and may provide you with greater control over it.
What Is Not Known Yet -- And What To Expect
Although the Mansions update offers a large amount of new content, there are several aspects that remain unconfirmed or speculative:
- While a list of new vehicles has been released, the full roster of future vehicles (including those teased via trailer) has not yet been announced.
- Some of the content that will be dripped out to players in the coming weeks and months (Odd Jobs, Random Events, Dispatch Missions, and Collectibles) has not yet been activated -- and the specifics of when each piece of content will be released, and how it will operate, is still developing.
- Although the Mission Creator tool provides a great deal of freedom for players to create and share their own missions, it is currently unknown how active the community will be in producing and sharing quality missions with fellow players.
Why The Mansions DLC Is Important For GTA And Its Potential Impact On Other Games
The Mansions DLC represents an opportunity for long-time GTA fans to see the cumulative effect of years of continuous updates; luxury homes, vehicle customization, property ownership, and a wide variety of new vehicles in a single package. This also represents an opportunity for casual gamers to try out the new features that include Free Mode Events, additional vehicles, and the ability to create your own mission through the Mission Creator -- with the potential to do so without making large commitments to gameplay. For modders or those part of the PC gaming community, rapid support for mods (such as YimMenu) signals to the developer that they are committed to the flagship update and could help inspire a greater number of mod developers. GTA Online's transition from a focus on "heists" and "missions" to a focus on "lifestyle" and customization represents a broader trend in the open-world genre of games. In essence, these types of games are providing players with a persistent world where there are personal stakes at play, as opposed to simply playing a series of one-off missions. In the video walk-through, the user demonstrates how to inject the menu, how to teleport to Mount Chiliad, and spawn rare vehicle and modded vehicles.
